PROJECT STAGES
SIMPLICITY AND CLARITY. THE KEY PROJECT STAGES EXPLAINED…
Below are the key project stages that we are able to assist with, providing guidance at each stage to ensure your project is delivered to the highest standard. Not all stages may be required for every project, however this is often down to the discretion of the client. In this instance we will provide you with a fixed fee proposal for each stage needed. .
STAGE 01.
Project Brief & Feasibility Study .
We offer a free initial consultation where we meet the client at their property to discuss their project brief. This allows us to gauge the feasibility of the project and discuss some initial design ideas. This is the starting point for all projects big and small. It is at this stage that a formal fee proposal will be agreed.
STAGE 02.
Survey & Design Concept
Once appointed, we will carry out a measured survey of the property allowing us to prepare a set of existing drawings and the initial design proposal. It’s at this stage that we will collaborate with the client to refine the design until we reach a refined proposal which we can formally submit via a planning application.
STAGE 03.
Planning Application
Once the proposed design has been agreed, we will submit the appropriate planning application on the client’s behalf. This includes a comprehensive design package containing all the relevant forms, drawings & supporting information. We will monitor the application throughout the planning process.
STAGE 04.
Building Control Package
If required, and once planning permission has been achieved, we can prepare a Building Regulation package. This includes additional drawings and information for the proposed works with finer details of the floors, walls, roofs, drainage runs, insulation specifications & u-values etc. ensuring the proposal meets the latest building standards.
STAGE 05.
Specification & Tender
We are able to prepare a project specification package which contains all the relevant project drawings and schedules that can then be used as the basis for a comprehensive tender document. At this stage we usually tender to 3-4 contractors on the client’s behalf to ensure a range of comparable and competitive prices are received for the client to consider. The client is then able make an informed decision of their chosen contractor.
STAGE 06.
On Site
Once works commence on site the client has the option to instruct DRAFT to oversee the contract administration element of the works and carry out regular site visits to monitor progress, assist the contractor with queries, and ensure the contract sum and any additional works or omissions is accounted for. We can certify contract payments due to the contractor to ensure payments are inline with works stages carried out.
STAGE 07.
Project Completion
When the project works are complete and ready for handover, we will ensure that all contract administration matters are up to date before carrying out a final inspection. This is to identify any final snagging items before ensuring the relevant completion certificates are issued.
**Not all projects will require all of the above services and clients may therefore decide to select the specific stages required.
